Maintenance
If one of your sealed units has failed, chances
are there are others that are about to.
You can test your windows yourself to see if
there is a problem.
By holding an ice cube on one of the panes of
glass for a full minute the presence or absence of a spot of
condensation INSIDE the
sealed unit will indicate if the unit is sealed or failed.

Sash and sill repair
Often there is dry rot damage to the bottom sash
and or the exterior window sill extension. Rather than replace
the entire window, the bad wood can be removed and replaced with
healthy wood -- at a fraction of the cost of a new window.
Weather-stripping
The flexible bulb type weather-stripping (W/S)
is damaged by paint.
The paint hardens the vinyl and causes the bulb
to stick to the frame. When dry, the paint will break the bulb
as the sash is opened.
Paint should never touch the weather-stripping
but when it happens the weather-stripping can be replaced. |
Caulking
Interior caulking gaps are the most common cause
of sealed unit failure and woodwork damage as well as heat loss.
The warm air and water vapour from inside the
home can escape when there are gaps in the caulking, then the
water vapour condenses inside the sash and starts causing
problems.
Window caulking where the glass and sash meet
should be redone every five to eight years but very few
homeowners do this.
Peeling paint on the exterior sash and sill is
often a sign of moisture escaping from inside the house.
Exterior caulking gaps will let rain and ice get
into the sash and cause the same sorts of damage. |
Hardware replacement
The window cranks and operators are subject to a
lot of pressure when opening and closing casement windows --
especially when a casement sticks even a little.
Sometimes the retaining screws come loose. Any
of the poorly working hardware can be replaced rather than the
entire window.
Broken locking latches, balancer-springs and
handles can all be replaced.
